A question for sellers that will answer many other questions.

I know that some of you call for-sale-by-owners (FSBOs) and expired listings, but I bet you’re not asking the most important question you should ask any seller that you come in contact with.

We all ask things like, “Why do you think your home didn’t sell, and what did you not like about your last agent?” However,the two most important things that we should determine on the first call are timing and motivation. Here’s the one question you can ask that’ll help you learn both of those: “What are your plans after the home sells?”

By asking that question, you’re not putting the seller on the defense. Chances are they’ll tell you that they’re either in no hurry to sell the home or that they have to be in another house by the time school starts. That one question alone will eliminate a lot of other questions you might think you need to ask.
